Heritage Square Shopping Center is an 80,000 square foot shopping center that is tenanted by Bob’s Discount Furniture, Dunkin Donuts, Supercuts, Subway, and Chase Bank.  Target and Shop Rite Supermarket are shadow tenants of the center.

  • ALDI Supermarket took 21,500 square feet.  ALDI Supermarket operates over 1900 stores in 36 states and is a family-owned business based in Germany that also owns Trader Joe’s.  Brian Wherty of Equity Properties represented the tenant.
  • Harbor Freight Tools, a privately held discount tool and equipment retailer leased 20,000 square feet. “Rockland county is a natural extension of our New Jersey base”, noted Lanyard. “We have been covering the market for years as Scott Milich, our Vice President grew up in the market and still resides in the area”.

Milich was responsible for the following sale and lease transactions:

  • 75 Montebello Road, Montebello, New York- Scott represented the buyer, Shelbourne Global Solutions, LLC in the sale of a 34,000 square foot building which the owner plans on using for several of their medical related business ventures. The seller, Goldberg Montebello, LLC, was represented by John Paul Molfetta from Keller Williams.
  • 160 N. Route 303, West Nyack, New York- The sale of a 34,000 square foot building. Scott represented Continental Group, the buyer in this deal. Chedava Dahan from Q Home Sales represented the seller, 160 N. Route 303 Holdings, LLC.
  • Harbor Freight Tools, a privately held discount tool and equipment retailer, leased 15,295 square feet at the Hub Shopping Center, 316 Route 59, Nyack, New York. They operate over 900 retail stores in 47 states as well as a mail-order and eCommerce business. In this deal, Scott represented the landlord, Bridon Realty Co., LLC. Ken Brownell from Vanguard-Fine and Marcus Bourn of Newmark Associates represented the tenant.
  • Yossi’s Woodworx Inc. leased 26,900 square feet at 200 Route 303, West Nyack, New York. Scott represented both the landlord, D&E Realty Inc and the tenant. Yossi’s Woodworx is a boutique woodworking shop that also plans to use the site as a retail showroom facility.
  • Apple Bank, which delivers a full range of retail banking services to individuals and businesses in the greater New York area with over 80 branches, took 3,400 SF in the New City shopping center at 22 N Main Street, New City, NY. Scott represented both the tenant and the owner, Newton Associates, LLC. The center is anchored by a Shop Rite supermarket.
  • Bubbakoo’s Burritos, a fresh, made-to-order Mexican-fusion style restaurant which has over 50 locations, leased 1,440 SF in New City Shopping Center. Scott represented the owner Newton Associates LLC and Gary Krauss of Pierson Commercial represented Bubbakoo’s.

PARAMUS, NJ. (2022) –The Goldstein Group, a leading provider of retail real estate services announced the sale of over 30 acres of land on Rt 9 in Old Bridge, NJ, to Regency Centers for a new retail shopping center consisting of over 355,000 square feet.  The seller was the Brunetti Organization, owners of the property for decades.  The sales transaction was brokered by Chuck Lanyard, President, along with Neil Goldstein, Principal and Mark Handwerker, Executive Vice President of The Goldstein Group who represented both the seller and buyer.

Regency Centers recently received approvals for a new state of the art shopping center to be called Glenwood Greens.

Ideally situated on New Jersey’s Route 9 in Old Bridge, at Shulmeister Road, the center will be anchored by an 80,000 square foot ShopRite Supermarket and a Target store. In addition, the center will offer a varied tenant mix of local and national shops, restaurants, fitness venues, and a combination gas station and convenience store. There will also be five different out parcel buildings to accommodate the demand for small to medium sized tenants. The site is adjacent to more than 1,200 new residences presently under construction.

First class architecture, placemaking amenities, and a pedestrian-friendly design are all part of the new planned development.

PARAMUS, NJ. (2022) – The Goldstein Group, a leading provider of retail real estate services in New Jersey, announced the placing of 12 retailers and restaurants in lease transactions in Paramus within the last 18 months accordingly to Chuck Lanyard, President of The Goldstein Group. The majority of these transactions occurred even during the height of the Covid 19 pandemic.

As we continue to, hopefully, put the pandemic behind us, the leasing team of Chuck Lanyard and Marc Palestina, Director, were very active in placing tenants in Paramus. “We have seen brisk leasing activity in Paramus the past 18 months, since Paramus continues to be one of the best retail markets in the country” stated Chuck Lanyard. Prime spaces are being leased up rather quickly by retail tenants, looking to be part of the retail comeback.
In a new Paramus shopping center at 393 Route 17 South, built this past year, which was home to a Hooters Restaurant and a hotel, six tenants either opened or are about to open in the next few months. The Landlord in each of these transactions was the Carlson Family Foundation.

  • Nothing Bundt Cakes, with over 250 stores nationwide, leased 2,000 square feet and the tenant was represented by Mark Stanislawski of Retail Strategy.
  • Juicy Platters, a Mediterranean restaurant with 4 locations, leased 2,000 square feet and the tenant was represented by Joe Brendel & Dean Tselepis of the Newmark Group.
  • & Pizza, a new fast service pizza shop with over 40 locations, took 2,000 square feet and was represented by Joe Brendel & Dean Tselepis of the Newmark Group.
  • Gregory’s Coffee, a gourmet coffee and light food shop that has over 50 Locations, leased 2,000 square feet with a drive thru and was represented by Dina Santorelli of Sabre Real Estate.
  • Strand Salon Studios, a full-service hair salon, leased 8,000 square feet. This is their second Paramus location.
  • Bijou Bridal, a longtime Paramus based full service bridal shop, relocated into a 7,000 square foot showroom.

Other Paramus transactions included three tenants moving into the newly constructed mixed used development at 58 East Midland Ave which is owned by 5058 Midland, LLC.   Chuck Lanyard and Marc Palestina leased the three retail spaces below the residential section to the following tenants.

  • Durante Physical Therapy – leased 2,100 square feet.
  • Ella’s Café – leased 1,900 square feet.
  • Lennon Brooks Hair Salon – leased 2,700 square feet.

Lanyard and Palestina also were successful in handling the following transactions in Paramus.

  • Strand Salon Studios leased 4,300 square feet of space at 231 Route 4 West, joining Citibank, Cabinets Direct, and T Mobile.  Lanyard and Palestina represented both the landlord, NTH 231W, LLC and tenant.
  • Dogtas Furniture USA Inc, an international furniture company, leased 6,000 square feet of space at 385 Route 17 South.  Lanyard and Palestina represented both the landlord, Carlson Family Foundation Inc. and the tenant.
  • Krispy Kreme leased the former McDonalds space of 4,000 square feet at 247 Route 4 West.  David Towns and Alana Freidman of Cushman & Wakefield represented the tenant.  Lanyard and Palestina represented the landlord, NTH 241 W, LLC.

PARAMUS, NJ. (2022) – The Goldstein Group, a leading provider of retail real estate services in New Jersey, announced that the company has brokered multiple-transactions at Rutherford Commons, 150 Route 17, East Rutherford, NJ according to Chuck Lanyard, President of The Goldstein Group.

Transactions with Mamoun’s Falafel, Freedom Bank, & Pizza, and Orange Theory Fitness were brokered by Lew Finkelstein, Executive Vice President, CJ Huter, Vice President, and Roy Paret, Sales Associate from The Goldstein Group who represented the Landlord.

  • Orange Theory Fitness leased 3,336 square feet. Brian Battista from Jeffrey Realty represented the tenant.
  • Freedom Bank leased 2,092 square feet. They were represented by Tony Ursillo from Ursillo Realty.
  • & Pizza leased 3,500 square feet.  Dean Tselepis from Newmark Real Estate represented & Pizza.
  • Mamoun’s Falafel leased 2,017 square feet.  Gary Krauss from Pierson Real Estate represented the tenant.

 The shopping center’s tenant roster includes, Lowe’s, Chili’s, Vitamin Shoppe, Verizon, Five Guys, Chipotle, Supercuts, Mattress Firm, Starbucks, and FedEx

The Goldstein Group Announces the Sale of 4 Retail Properties Throughout New Jersey

PARAMUS, NJ. (2022) – The Goldstein Group, a leading provider of retail real estate services in New Jersey, announced that the sale of four retail properties in New Jersey according to Chuck Lanyard, President of The Goldstein Group.

“The market for property sales has been extremely active due to low interest rates and other market conditions,” noted Lanyard. “Our company has been active as we have sold a tremendous amount of sites during the Covid period.”

First in Mahwah, New Jersey the company brokered the sale of the Shops of Mahwah, a 7, 700 square foot strip center located at 380 Route 17. Lew Finkelstein, Executive Vice President and CJ Huter, Vice President for The Goldstein Group represented the purchaser, RMR Acquisitions LLC. Jordan Liebowitz from Landmark Real Estate Co., LLC, represented the seller, Coremark Mahwah, LLC.

The shopping center is anchored by Starbucks which has an end cap space with a drive thru. Other tenants at the site include Freedom Bank, AT&T, Cookie Cutter Hair Center, and SQ Pizza Company.

Second, a 15,390 square foot shopping center located at 363-381 Route 17 South, Ridgewood, New Jersey was also sold to RMR Acquisitions LLC. Lew Finkelstein and CJ Huter represented the purchaser, RMR Acquisitions LLC while Jordan Liebowitz from Landmark Real Estate Co. represented the seller, Burroughs Poole LLC. Tenants at the center include Starbucks, AT&T, Spavia Day Spa, Freedom Bank, Calico and Liquivida.

Third, a former free standing Rite Aid of 11,345 square feet located at 2301 Park Avenue was sold.  Chris Conway, Director for The Goldstein Group represented the buyer, Rakhi Foods LLC. Mike Horne and Steve Winters of CBRE represented the seller, Melbourne Associates I LLC.

Fourth, in Scotch Plains, New Jersey the company brokered the sale of 7,200 square foot building on approximately one acre at 2507 Route 22. Lew Finkelstein, CJ Huter, and Marc Palestina, Director for The Goldstein Group represented both the seller, Resurgence Investments, LLC and the buyer, Cream Rep 2507 LLC.
