REPORTS 3.66% VACANCY RATE IN RETAIL SECTOR ALONG
ROUTE 10 CORRIDOR IN NEW JERSEY |

— The Goldstein Group, NJ’s leading full-service retail brokerage firm,
recently
completed its Route 10 Retail Vacancy Survey, which shows a 3.66% vacancy rate
through the Route 10 Corridor in Livingston and East Hanover, New Jersey. This
low vacancy rate indicates a very tight retail market with limited available
space on the Route 10 Corridor. |

The survey which was recently completed, analyzed over 130
properties within the highway corridor from Eisenhower Parkway in Livingston
to Algonquin Parkway in Whippany, which encompasses over three million square
feet of retail space. Each individual property was researched by Goldstein’s
team of research professionals. |

|
According to The Goldstein Group’s analysis, the Route 10
Corridor has a 3.66% vacancy rate with a total of over 113,000 square feet of
vacant retail space. Some of the biggest blocks of space currently available
include the 56,000-square-foot former Levitz Furniture building in Livingston
and the 23,500-square-foot former Office Max space in East Hanover. |

Over 74,000 square feet of space has been absorbed so far this
year by tenants such as: Applebee's, Citibank, Sleepy's, Tiger Schulman
Karate, Wild Noodles Restaurant, Hoffman Floors, Great Clips, and Let’s Eat By
Celenatano. |

|
|
The limited new construction for the current year includes the
new Petsmart store of 27,000 square feet, a new 8,300 square foot strip center
to be anchored by Standard Tile as well as the new Warnock Lexus Dealership in
Whippany. The present Livingston Lexus dealership will be converted to a new
retail strip center. |

|
|
“The Route 10 retail corridor has one of the lowest vacancy
rates in the New Jersey retail marketplace. With the small amount of
available space on this heavily trafficked highway, I would say that retailers
will quickly absorb this space by the end of 2006,” stated Chuck Lanyard,
principal and director of brokerage services of The Goldstein Group. “These
current positive market trends make the Route 10 Corridor a hot destination
for national and local retailers.” |
