IN RETAIL SECTOR ALONG
ROUTE 23 CORRIDOR IN NEW JERSEY

 

GLEN ROCK, NJ, OCTOBER 11, 2006 — The Goldstein Group, New Jersey’s leading retail real estate brokerage firm, recently completed its Route 23 retail vacancy report, which shows a 3.3% vacancy rate throughout the New Jersey Route 23 corridor in Wayne, Pompton Plains, Riverdale, Kinnelon and Butler. This low vacancy rate indicates a very strong retail market with limited available space along the Route 23 corridor.

 

The survey analyzed over 200 properties, encompassing over three million square feet of retail space, within the highway corridor from Alps Road in Wayne to Maple Road on the border of West Milford.

 

According to The Goldstein Group’s analysis, only 112,000 square feet of retail space is currently available along the Route 23 corridor. Some of the largest blocks of space currently available include the 49,000-square-foot former Treasure Island store and 28,000 square feet of vacancies at The Square At Riverdale.

 

New retail construction projects in 2006 total over 400,000 square feet, including the new Riverdale Crossings, which is fully leased to Wal-Mart, Sports Authority, Borders Books and Music, Linens ‘N Things, Pier 1 Imports and Chili’s. Other new developments along the Route 23 corridor include a free standing Target store, an Extra Space Storage facility, a Butler Chrysler Plymouth Jeep dealership and a Paul Miller automobile dealership at the former Wayne Manor site.

 

“The Route 23 retail corridor was once considered a secondary market but has evolved into a very strong corridor due to numerous housing developments in the area, the strong demographics of the area and the access to Interstate 287,” stated Chuck Lanyard, principal and director of brokerage services of The Goldstein Group. “Route 23 is a highly traveled highway and we project a great demand for the remaining space in this retail corridor.”
